Last July, one of my loyal realtor clients reached out and asked if I’d be willing to take a look and consult with him on staging and paint suggestions for a home that was struggling to sell. This home had been listed previously for 4 months with another agent without receiving any offers. After visiting the home with my client (and friend!) Dylon Baker, I prepared a design proposal for him to share with the seller. After hearing the refresh and marketing proposal, the seller asked Dylon if Baker Estates would relist her home. After a color consultation by a colleague and complete interior paint, power washing, and donation of the existing furniture, we staged the home.

The home featured distinctive finishes, including a combination of blush, red, ivory, and brown marble tiling and honey oak cabinetry.The finishes, while high-quality, presented a design challenge in creating a universally appealing aesthetic. Painting the pale peach walls a neutral tone helped balance the lighting and color in the home, and was well worth the investment.

By incorporating bold modern elements like a metal and reclaimed wood coffee table, an elegant sectional, and vibrant abstract art, the family room’s existing architectural details were beautifully enhanced.

The formal living and dining area was revitalized with thoughtfully selected furnishings. A modern chesterfield sofa, a striking natural acacia wood coffee table, and a textured natural jute rug created a stylish and inviting atmosphere. Sheer white curtains allowed natural light to fill the space, and lighter dining furniture complemented the existing red marble border, maintaining an open and airy feel.

The marble detailing extended into the bathrooms, which featured distinctive architectural elements and finishes. To create a cohesive and harmonious flow throughout the home, we elevated the design of the primary bedroom to complement the luxurious feel of the adjacent bathroom. A palette of rich neutrals and mixed metallics was employed to achieve this sense of balanced elegance. Removing a large armoire also opened up the bedroom, creating a more spacious and inviting atmosphere.

Conclusion

Our staging efforts directly contributed to a rapid and successful sale. The property received an offer within 5 days of listing and closed escrow in just 19 days. Even with the challenges this home faced, Dylon’s expertise ensured the seller received above list price, exceeding expectations and demonstrating the power of effective staging in today’s market.
